Strategy

We buy the gap between current performance and stabilized value.

We acquire assets where operational dysfunction, ownership disputes, or deferred maintenance have created a gap between current performance and achievable stabilized value.

We close that gap through disciplined management and targeted capital deployment.

About

David Cosentino, Founder and Managing Principal

David Cosentino is the founder and managing principal of Main State Capital LLC, a Binghamton-based real estate investment and asset management firm specializing in value-add multifamily and student housing across New York State.

He first came to Binghamton as a student at Binghamton University, where he studied English. He has watched the area's real estate market evolve ever since, as an alumnus and fraternity chapter advisor and, for the past decade, as a direct owner and operator, through the build-out of the downtown student housing corridor and its maturation into an institutional submarket.

His experience spans acquisitions, dispositions, refinancings, debt restructurings and recapitalizations at the principal level, including distressed debt purchases, debt-to-equity conversions, and value-add repositioning. That expertise runs the full length of the asset, from capital formation and debt structuring through lease-up acceleration, rent roll growth, expense control, and tax burden management.

Prior to full-time ownership, David was Chief Marketing Officer at Candlebrook Properties, leading the acquisition, rebranding and lease-up of 3,500 beds of student housing across four states. He also oversaw leasing, marketing and value-add for approximately 800 multifamily units.
